Living in Orange

The City of Orange is one of Southern California's most photogenic historic cities — and home to Old Towne Orange, the largest National Register Historic District in California by area. The downtown plaza (Orange Plaza) is the visual and civic centerpiece: a circular plaza ringed by 19th- and early-20th-century buildings, antique shops, restaurants, and the campus edge of Chapman University. Few places in OC feel this distinctly historic, this walkable, and this preserved.

Orange's character extends well beyond the plaza. Old Towne is genuinely walkable — Glassell Street, Chapman Avenue, and the surrounding residential blocks are filled with Victorians, Craftsmans, and early-20th-century cottages, many on the National Register. Chapman University anchors the eastern edge of the historic district and brings student energy, performing arts, and one of OC's top film schools (Dodge College). Antique Row along Glassell is one of the largest concentrations of antique dealers in California.

Beyond Old Towne, Orange has remarkable neighborhood diversity. Orange Park Acres is OC's premier equestrian-zoned community — bridle trails, half-acre lots, and a working ranch character. Santiago Hills is a master-planned eastern community near Santiago Oaks Regional Park. El Modena is the historic eastern community with citrus-era roots. Villa Park, the small affluent enclave entirely surrounded by Orange, is home to the most exclusive estate-style living in North OC.

Orange is the OC city for buyers who care about historic architecture, walkable downtowns, and a genuine sense of place. The Old Towne premium is real, but the experience of living within walking distance of the Plaza is unmatched in central OC.
